Complete procedure to check land records or Khatian (Banglarbhumi) online


Now it is possible to check the RoR and plot details of any land from home through Banglarbhumi, the official website of the Land and Land Reforms Department of the Government of West Bengal. This online system has made the process very easy and transparent in the case of land purchase, demarcation or ownership verification.


Information required to check Khatian or record


* District name


* Block name


* Mouza name and J.L. No.


* Khatian number or plot number


Step-by-step procedure to view land records online


* Access to the official portal: First, open the browser and go to the Banglarbhumi portal (banglarbhumi.gov.in).


 * Login: Click on the "Sign In" option at the top of the homepage and log in with your user ID (mobile number) and password. If you are a new user, first "Sign Up" and complete your free registration.


* Know Your Property Selection: After logging in, click on the "Know Your Property" tab from the main menu.


* Area Selection: A form will appear on the screen. There, select your District, Block and the respective Mouza from the drop-down list.


* Search Type Selection:


* Search by Khatian: If you have a Khatian number, select it and enter the Khatian number in the designated box.


* Search by Plot: If you want to see the record of a specific plot number, select it and enter the plot number.


* Provide Captcha Code: Enter the Captcha code shown below accurately in the specified box.


* Click on View Button: After entering all the information, click on the "View" option.


 The name of the original owner of the land, father's name or guardian's name, land category (character), portion size and total land size will be displayed in detail at the bottom of the screen. If necessary, you can take a printout or screenshot of this page and save it.


Important points:-


* The portal may be slow at times due to server complications, in which case it is better to try again after a while.


* The details viewed online are only for information verification; for legal or government use, a digitally signed ROR (Signed RoR Copy) has to be applied for at a certain fee from the Service Delivery section of the portal.


Some Frequently Asked Questions


1. Is it possible to know the land title or owner's name by plot number?


Answer: Yes. If you go to the 'Know Your Property' option and select 'Search by Plot' and enter the plot number, you will see a list of all the title numbers and names of land owners in that particular plot.


2. Does the information available from the Banglarbhoomi portal have any legal or government validity?


Answer: No, the information displayed directly on the portal screen can only be used for primary verification and information purposes. For bank loans, registry or any legal work, a digitally signed RoR (certified copy) has to be obtained by paying a fee from the 'Service Delivery' option of the portal.


3. Can the Banglarbhoomi portal be used through mobile?


Answer: Yes, this information can be checked very easily by accessing the website using any mobile browser (such as Google Chrome) or by downloading the official Jomir Tothya mobile app of the state government.


4. What to do if no information is displayed after searching for the Khatian or Daag number?


Answer: Usually this can happen if there is pending work in the mouza survey, if the database is not updated or if there is a problem with the server. In such a situation, try again after a while. If the problem persists, it is better to contact the local BL&LRO (Block Land and Land Reform Office) office.


5. Is there any fee to register or sign up on the Banglarbhumi portal?

Answer: No, creating a new citizen account on the Banglarbhumi portal (Sign Up) is completely free. Only an active mobile number and email ID are required.


6. Question: Can the Khatian be downloaded from Banglarbhumi?

Answer: The information can be viewed directly from the screen, but to get a legal copy, you have to apply for RoR fee from "Service Delivery".


7. Question: Is it possible to check the Khatian without a user ID?

Answer: No, currently logging in to the Banglarbhumi portal is mandatory.
